This place is heavily guarded. And you have to take them all out as you head inside. What you want to find is a security card that drops from the O'Neils. Head down to the basement to find the explosives.
I have a problem where I’m stealing a valum to fly to cayo perico to do my second run of the heist but every time I fly to the marker it doesn’t work been having the same problem for 3 days now

It's because of the vegetation and quite frankly that was to be expected. If you've ever gone to Madrazo's ranch on PC you will notice frames dropping, add this to the fact that the main map probably doesn't despawn entirely and it's reasonable that this new location will cause performance issues. Same for PS4, frames don't drop but that sh*t is about to take off and kinda scares me

There are two security cameras overlooking the entrance. If you don't want to make a scene, find the box nearby and disable the security system. However, you can just easily gun your way into the compound.
Id say scope the main target and if you’ve got a friend, go through the more info drainage tunnel, get the key cards and the gate keys. Get as much of the gold as you can, find the secret entrance to the basement. Leave through the main gate, go into the water and swim away

If enemies see you taking the tool, just use brute force. There aren't that many enemies, but most of them are heavily armed for some reason. That's not something you expect to see at a construction site. Take out hostile forces if necessary and use the elevator to return to ground level.
